We work in Ventura County's mobile home parks and manufactured-home communities, and we treat those roofs as their own kind of roof. Low slope, metal panels, carports, and a park office that wants the scope in writing before anyone starts.
Composition shingle may qualify for Roof Maxx. Metal and low slope need a reflective film instead. Which one you get depends on what is actually up there.

Where we have been on a roof
525 inspections since 2024. Every marker is one we actually ran, placed at neighborhood scale rather than at an address.
That count starts in November 2024, when we were onboarded as a Roof Maxx dealer, so it is dealer years — it runs earlier than our own C-39 license, which the state issued on August 27, 2026. Same crews on the same roofs either way. We would rather date the number than let it imply something it does not.
We make more on replacement
Most Roof Maxx dealers are not licensed roofers. Most roofers do not offer Roof Maxx. We do both. Replacement pays us more. That is why it means something when we say you do not need one.

Why Ventura County roofs fail early

Carriers are dropping older roofs. An honest inspection tells you whether Roof Maxx or Roof Coat can keep the roof, or whether replacement is the only path the carrier will accept.
How we handle the letterHOA and tract homes
Many Ventura County tracts want a uniform look. Roof Coat can change the color. Replacement is still the answer when the deck or the structure is done.
Panels on the roof
Replacing a roof under solar means paying the solar company to pull the array and set it back. A Roof Maxx treatment does not: we cover the panels, treat the shingle around them, and nothing gets unbolted. Tile is still not a Roof Maxx candidate.
